Terms and Conditions
Shore Cottage Management/R and I Winter arranges bookings of accommodation
as owners of holiday accommodation.
Your contract is between you (the Client) and Shore Cottage Management/R
and I Winter. Once you book accommodation this automatically confirms
your agreement to the Terms and Conditions below on behalf of you
and other members of your party. Please read these carefully.
PERSONAL DETAILS - Privacy
Information you provide will be held by the owner for the purposes
of contacting you with regard to your forthcoming booking only.
BOOKINGS
Booking your accommodation .You must be 18 years or over
to book Shore Cottage.
The completed letter and deposit submitted confirms your booking
request.
Shore Cottage Management/R and I Winter have the right to refuse
any booking prior to the issuing of any confirmation in writing.
We will confirm the booking in writing or by email on receipt of
the Deposit. When you receive your confirmation please check all
the details carefully for accuracy and contact us immediately if
you find they are incorrect.
The numbers in your party must not exceed the numbers stated on
booking except by prior agreement. Subletting is prohibited.
Prices
The price per week is for Saturday 15:30 Hrs until Saturday 10:00
Hrs
The price includes heating, lighting, tea towels/bath mats and all
cleaning materials.
Low season and split weeks by agreement only and based on a pro
forma rate plus 10%.
Payment
A deposit payment of £75 for each week booked is required.
On receipt of your deposit and booking details we will confirm your
booking in writing or email.
The balance, and any additional costs agreed with us, is due 4 weeks
prior to the start of your holiday.
If booking 4 weeks before the start date or less then the full price
will be payable in full at the time of booking
If the balance is not received by 3 weeks prior to your start date,
then we assume the booking is cancelled and we will be entitled
to re-let for the period and the deposit will be forfeited.
When the booking is confirmed by Shore Cottage Management/R and
I Winter the Client is responsible for the full letting charge.
Payments may be made by cheque made payable to: R Winter or it is
also possible to pay by Direct Bank Transfer to UK bank account.

Cancellations
All cancellations must be advised in writing.
Should a cancellation be made, we will try to re-let the property
for the confirmed booking. If successful a full refund will be made,
if not the deposit will be forfeited.
If cancellation occurs less than 4 weeks before the start date and
we are unable to re-let for the period then the entire payment will
be forfeited. Every effort will be engaged in re-letting the period
and if successful the balance payment will be refunded and the deposit
will be retained.
If unforeseen problems do occur and your booking is forced to be
cancelled by Shore Cottage Management/R and I Winter you will be
contacted immediately and the whole of payment will be refunded
and you, the Client, will have no further claim against Shore Cottage
Management/R and I Winter
You are advised to take out a Holiday Cancellation Insurance Policy.
Arrival and departure / letting period
On the arrival day the property will be ready for you at 3.30pm
On your departure day the property is to be vacated by 10:00am on
your departure day. If you are arriving much later than 3.30pm please
let us know and we can make alternative arrangements. Weekly lets
are Saturday to Saturday with a maximum period of three weeks. Shorter
lets of a minimum of 3 nights may be booked in the low season.
FACILITIES
Services Use of electricity, coal, wood, oil, tea towels and bath
mats, duvets are all included in the weekly tariffs. Central heating
systems will be set on timers for certain periods of the day to
keep the house acceptably comfortable in all seasons. Fuel for open
fires and wood burning stoves will be provided on an evening use
basis as appropriate to the size of the house.
Care of Property: The Client shall take reasonable and proper care
of the property, its furniture, pictures, fittings and effects in
or on the property and leave them in the same clean and tidy condition
and state of repair at the end of the letting period as at the beginning.
Any additional cleaning of the property, following your departure,
beyond the normal amount reasonably required, may be charged as
extra.
Pets: should be kept under control, off all furniture and any mess
cleaned up from the garden. We make a £10 charge for each
pet per week.
Smoking:
To respect the wishes of both smokers and non-smokers, please do
not abuse our No Smoking policy in the houses. If this is breached,
we may wish to charge you for cover the cost of soft furnishing
and carpet cleaning.
Breakages and damage: For the benefit of the next clients staying
in the house, please advise of any breakage or damage that occurs
during your stay. We do not charge for breakages or damage which
occur as a result of normal use, but reserve the right to demand
payment for damage or breakages which occur as a result of reckless
or deliberate misuse.
COMPLAINTS
If a cause for complaint occurs during the rental period please
contact us immediately so that the issue may be resolved.
LIABILITIES
We reserve the right of entry to the property at all reasonable
times for the purposes of inspection or to carry out necessary repairs
or maintenance.
Brochure / Website Details
The description in the brochure / website matches the property at
the time of issue and every effort will be made to keep details
current. We do not accept responsibility for any changes, omissions
or defects, that may affect the property or its amenities, which
were made after the time of issue.
Injury, Loss or Damage
The use of the property including the garden, summer house, canoes
and other equipment is entirely at the Client's risk and no responsibility
can be accepted by the Shore Cottage Management/R and I Winter for
injury to the Client or a member of his or her party, not for injury,
loss or damage to their belongings, including motor vehicles.
In signing the booking confirmation you agree to indemnify Shore
Cottage Management/R and I Winter against all loss and damage arising
directly or indirectly to the property and its contents from any
deliberate or negligent act or omission by yourself, or any other
person accompanying you or any member of your party.
Client's Responsibility
The Client is responsible for the property and its contents which
should be left clean at the end of the holiday, and breakages, damage
or faults reported to the Shore Cottage Management/R and I Winter
Contract
The rental contract is between the client and the Owners R and I
Winter and is subject to Scots Law.
